Small Attic - This scene has been especially converted for one of my Patron.

Just simple Attic converted especially for one of My Patrons.

I can convert ready 3D models or create 3D model from scratch

I suggest doing an additional version with using different textures, to give this a more ragged look. For a modern room, IMHO it looks somewhat empty, but it could be a great "poor girls bedroom".

Would you be willing to upload this great attic of yours to the the Hub? This is to allow the possibility of making a resource with it and have it as Hub hosted, which greatly increases its visibility.
