You don't. Var files are compressed files containing specific assets for VAM. You can't import them into blender. There was a git at some point with a plugin that would allow to "rip" clothes from VAM, but I think it's gone.

As mentionned, it works. But not "out of the box", you will need to fix some files.

There is no exclusive mode. The difference between borderless and exclusive is abysmal today. But if you have an app that requires exclusive, yeah, you're pretty much fucked : )
