I think I have a solution for the dirty mirror. Just place a "ImagePanelTransparentEmissive" right in front of the mirror and scale it to the same size. Add a black and white grunge texture to it, Increase the "Shader-Render Queue" to include hair, and then dial back the "Alpha Adjust" to your liking.
Also... Great work on the bathroom. Glad to see it has a door. Keep up the great work.
