Visually it may look realistic from far away, however if you get close the geometry is a bumpy mess. 3d scans are good organic object like plants. Not good for artificial human created objects with flat surfaces and straight lines like a room interior.
Main reason for the poor 2/5 rating:
The extreme(!) high performance impact from only rendering this CUA.
Clearly no optimization.
It seems the extreme high polygon count of this scan does not only increase it's size unnecessary, it also kills the real-time rendering performance. There are algorithms in 3d tools to fix this and lower the triangle count to an acceptable level. Another performance killer could be lighting inside the CUA. That I don't know. No matter what's causing it, this is below my acceptable quality standard.
